Plumbing problems we fix
Homes, apartments, restaurants and offices across San Francisco. These are the jobs we do every week, with photos from our own work.
Hydro jetting
When a drain keeps clogging, a snake only pokes a hole through the blockage. Hydro jetting blasts the pipe walls clean with high-pressure water, clearing grease, soap scum, sludge and tree roots so the line flows like new.
Water backing up in a floor drain, toilets gurgling, or every drain in the house slow at once? That points to the main sewer line. We clear it with a 100 ft cable machine or a jetter and can camera the line to show you what caused it.
A toilet that keeps running can waste hundreds of gallons a day. We replace worn flappers, fill valves, flush valves and handles so the tank fills, stops and flushes properly every time.
Constant running or refilling
Weak or double flushing
Broken handle or chain
Toilet leak repair
Water around the base usually means a failed wax ring or loose closet bolts. Left alone, it rots the subfloor and leaks into the unit below. We pull the toilet, replace the seal, check the flange and reset it level and tight.
Leaks at the base or from the tank
Rocking or loose toilets
Supply line and shut-off valve replacement
Shower repair
Dripping shower head, a handle that won’t shut off, no hot water at the shower only, or a leak behind the wall. We repair or replace the valve cartridge, trim and shower head, and fix the leak at its source.
We fix dripping and leaking kitchen and bathroom faucets, or install the new faucet you picked out, with new supply lines so there’s no slow leak under the sink later.
No hot water, water that runs out fast, a leaking tank or a pilot that won’t stay lit. We find the cause and repair it. If the tank is at the end of its life, we replace it and haul the old one away.
Gas and electric tank water heaters
Leaking tanks and relief valves
Pilot, thermocouple and burner problems
Plumbing emergency right now?
Shut off the water. Use the valve behind the toilet or under the sink, or the main shut-off where the water line enters the building.
Turn off the water heater if it is the one leaking.

Yes. We answer the phone 24 hours a day, 7 days a week, including nights, weekends and holidays, and send a technician for burst pipes, sewer backups, overflowing toilets and leaking water heaters.
How much does a plumbing repair cost?
Our rate is $85 per hour plus a $60 trip charge, with parts extra. We tell you what we found and what it will take before we start, and you pay only after the job is done.
What is the difference between hydro jetting and snaking a drain?
Snaking pushes a cable through the clog to open it up. Hydro jetting uses high-pressure water to scour the whole inside of the pipe, removing grease, scale and roots. Jetting lasts longer for repeat clogs and grease lines.
Why does my toilet keep running?
Usually a worn flapper that no longer seals, or a fill valve that doesn’t shut off. Both are quick, inexpensive repairs, and fixing them stops a lot of wasted water.
Do you work for landlords and property managers?
Yes. We take work orders for apartment buildings, HOAs and commercial properties, and offer net 45-day payment terms for companies.
